Queensland transfer duty rates

Duty is charged per $100 of dutiable value, and part of $100 counts as a full $100. The dutiable value is the price or the market value, whichever is higher.

First home concession for established homes

First home buyers of an existing home first work out the home concession duty, then subtract a first home concession amount. For contracts from 9 June 2024 the amount is $17,350 up to $709,999.99, which wipes out the duty on a home worth up to $700,000. It then falls by $1,735 for every $10,000 until it reaches nil at $800,000.

No duty for first home buyers of new homes

For contracts signed on or after 1 May 2025, first home buyers pay no transfer duty on a new home (never lived in or sold as a residence, including off-the-plan and substantially renovated homes) or on vacant land to build their first home. There is no price cap, but duty still applies to any extra land not used for residential purposes.
