SA stamp duty rates

RevenueSA charges conveyance duty per $100 of value, and part of $100 counts as a full $100. The rate scale was not changed by the 2024–25, 2025–26 or 2026–27 State Budgets.

First home buyer relief

For contracts signed on or after 6 June 2024, eligible first home buyers pay no stamp duty on:

  • a new home that has never been lived in or sold as a residence, including a substantially renovated home bought from a developer;
  • an off-the-plan apartment;
  • a house-and-land package; or
  • vacant land on which you will build your home.

There is no property value cap. Relief does not apply to established homes, including knock-down rebuilds. At least one buyer must be an Australian citizen or permanent resident, all buyers must be at least 18, and neither you nor your partner can have lived for 6 months or more in an Australian home you had an interest in. One buyer must live in the home for 6 continuous months, starting within 12 months of settlement (or, for land, within 12 months of the certificate of occupancy or 36 months of settlement, whichever is first).

Seniors downsizing relief from 25 March 2026

The 2026–27 State Budget papers list stamp duty relief for buyers aged 60 or over who sell their home and move to a property with a smaller land area. It covers contracts from 25 March 2026 for a newly built home, an off-the-plan apartment or vacant land to build on.
