Assumes the rate stays the same for the whole term. Most fixed deals revert to the lender’s standard variable rate when the fixed period ends.

How repayments are worked out

A repayment mortgage uses the standard amortisation formula: monthly payment = L × r × (1 + r)n ÷ [(1 + r)n − 1], where L is the loan, r is the annual rate ÷ 12 and n is the number of months. An interest-only mortgage charges just L × r each month and the full loan is still owed at the end.

Over 25 years at 6.00% you would repay about £521,884 in total, of which £251,884 is interest. Stretching the term to 35 years lowers the payment by about £200 a month but adds roughly £124,700 of interest.

Loan to value matters

Lenders price mortgages in loan-to-value bands such as 60%, 75%, 85%, 90% and 95%. A bigger deposit that moves you into a lower band can unlock a cheaper rate, which saves far more than the deposit itself over the life of the loan.

FAQs

What happens when my fixed rate ends?

You usually move to the lender’s standard variable rate, which is often much higher. Most borrowers remortgage or take a new product with the same lender before the deal ends.

Does this include fees?

No. Arrangement fees, valuation and legal costs are not included. If you add an arrangement fee to the loan, include it in the mortgage amount.
